Monday, May 16 1938 [Stamp: Air mail 6¢] Finished carving old man of [wood ?] - Following letter from Chas Baker Way back last February I told you about the possibility of getting a peice of land on Comet Pond now owned by Howard W. Dunbar. Two or three days ago he called me up and said that he can now tell us what was for sale. He sent me this photostat of his plan and the piece that is for sale is the tirangular piecenearest the road, almost 80ft across the base and about 100ft on the shore line. Mr Dunbarwill set us price on thie piece because it has a great big hole in it, which has been a dump for him. It would have to be filled up to make the lot reasonably presentable. It need not be filled up this year because there is hard land big enough for a bath house and a few gallons of oil would prevent any trouble from mosquitos. Mr Dunbar said the only man he knew who would be in the position to do the job was Escalot who lives on the road right below your house. Mr Dunbar had a price of $100 from Mr Escalot to do the job in the winter. I though it might cost $1500 or $2000 to clear away the brush along the shore line so that you could get at the float and it would cost of course something to put in a float. I have no idea what Mr Dunbar would take for the land but I would guess he would be interested in an offer of $10000 perhaps less. After you have thought it over, please let me know if you feel like going ahead any further with it. Chas Baker Ruth and I went up there the other night - Ruth thought it was not too bad. Some good pine trees on the piece clean dry gravelly soil.
